What is the best way to define the prefer location for Singapore
accomodation?
• Accomodation in Singapore is generally divided into Six
Zones. Northern, North-Western, Central Eastern, Cty and Western.
•
Each zone will emcompass various district, up to 28 districts as a guide.
Eg District 1 to 8 are mainly Southern where the city is. District 9 to
11 and District 21, the favourite Central zone is where Bukit Timah,
Holland and Newton area located . District 22 to 28, named the North-
Western Zone, stretch from Woodland to Jurong. As a matter of fact, the
American school is in the North Zone, Woodland area. A number of
expats are staying in nice landed properties and bungalow over there.
District 5 for Western Zone are mainly the Pasir Panjang, Clementi
and Bouna Vista area. Then the district 15 to 18 is immediately
convenience for those who likes sea sport at East Coast park and
also minutes to Changi International Airport. Distirct 12 to 14 are
zone for Toa Payoh, Balestier, Boon Keen, Geylang and Eunos.
Where are the favorite residential locations?
• District 3 - By the City and walk to night entertainment
next to Singapore River and Chinatown
• District 5 - on the west coast of Singapore, Sentosa resort
island, close to Jurong and industrial areas.
• Districts 9, 10 , 11 and 21(closer to Dunearn Rd)
- close proximity to Orchard Road, Botanical Gardens and Holland
Village. These are prime residential areas and command higher rentals.
Close proximity to Bukit Timah Nature Reserve)
• Districts 15, 16, 17 & 18 - on the east coast of Singapore,
near to sea sports’ recreation centres and Changi International
Airport.
• Districts 22 to 28 - on the west and north
west part of Singapore, for expatriates assigned to work in Selectar Air
Base, want to be next door to American School in Woodland. Also for frequent
travel to W.Malaysia where you'll have quick access to Tuas (in Jurong)
or Causeway linking from Singapore to Malaysia.

What is the standard term of lease?
Generally most landlords prefer signing on a lease term for a
period of two years as opposed to accepting a lease term of a year. The
lease term undertaken usually comes with an option to renew for a further
period of either one or two years. Rental upon renewal may be reviewed
in accordance to the prevailing market condition to be mutually agreed.
Is there
a short term lease?
We have
service apartment at different part of location. Example, Ginza Plaza
is located in the West. They have short term lease of minmum 1 months.
About S$2,500/mth, it is fully furnished and with maid service.
This is definitely a cheap alternative to Hotel accomodation. Usually
for short attachment to Singapore for business conference or short courses.
What is partial and fully furnished home?
Properties are leased either partial or fully furnished basis,
depending on the Tenant’s requirements. Partially furnished properties
come usually with air-conditioning units, kitchen appliances, wardrobes,
lighting and curtains. Fully furnished units will have full set of furnitures
as well as other requirements as decided by the rental price agreed through
negotiation.
What is the commission payable for your services?
Free search and advice on rental. If gross monthly rental is S$2,500
or less, a service fee equivalent to a half (1/2) month's gross rent is
applicable for 1 year rental and 1 month for 2 years rental. This is a
guideline set by the Institute of Estate Agents (IEA) in Singapore. Such
fee shall be due immediately upon execution of the Tenancy Agreement by
the Landlord and Tenant.
What are the accommodation options available?
Depending on Tenant’s individual needs and preferences,
there are a wide range of properties varying from private apartments,
condominiums, landed properties, colonial black & white bungalows,
conservation-style houses and even cluster housing – a combination
of conventional and condominium housing with shared facilities.
What are the initial payments I will have to make?
Normally a minimum two-month Security Deposit is required upon
signing of the Lease Agreement and this amount will be refunded upon expiry
of the lease term, less any interest to the Tenant. A month advance rental
is also required prior to the commencement of the lease term. Monthly
rentals are often payable to the Landlord on or before the first day of
each calendar month. Stamp duty is to be paid by the tenant also.
